What To Expect
PLUMBING SYSTEMS
During a plumbing inspection, I assess all visible and accessible components of the plumbing system. This includes examining pipes, fittings, and fixtures for signs of leaks, corrosion, or improper installation. I also inspect water heaters to evaluate their condition and ensure proper function, check water pressure and flow, and verify the performance of drainage systems. Additionally, I identify any potential safety concerns, such as backflow prevention issues, to ensure the system operates efficiently and meets safety standards.
HVAC SYSTEMS
An electrical inspection involves evaluating the home's electrical system to ensure it meets safety standards and functions correctly. I inspect the main service panel, breakers, and fuses for proper configuration and signs of wear or damage. I also check visible wiring, outlets, switches, and light fixtures for proper installation and grounding. Additionally, I identify any potential hazards, such as outdated or faulty wiring, and ensure the system complies with current electrical safety codes.
ROOF INSPECTION
During a roof inspection, I evaluate the condition of the roof covering, flashing, and drainage systems to ensure they are protecting the home effectively. This includes inspecting shingles, tiles, or other roofing materials for signs of damage, wear, or improper installation. I check for potential leaks, assess the condition of roof penetrations such as vents and chimneys, and examine the gutters and downspouts to ensure proper water drainage. Additionally, I identify any structural concerns and provide insights into the roof’s overall condition and estimated lifespan.
ELECTRICAL SYSTEMS
An electrical inspection involves evaluating the home's electrical system to ensure it meets safety standards and functions correctly. I inspect the main service panel, breakers, and fuses for proper configuration and signs of wear or damage. I also check visible wiring, outlets, switches, and light fixtures for proper installation and grounding. Additionally, I identify any potential hazards, such as outdated or faulty wiring, and ensure the system complies with current electrical safety standards.
INTERIOR
An interior inspection involves examining the home’s living spaces for issues that could affect comfort, safety, or functionality. I inspect walls, ceilings, and floors for cracks, water stains, or other damage. I also check doors, windows, and staircases to ensure they operate correctly and meet safety standards. In addition, I assess insulation and ventilation in attics or other accessible areas to identify potential energy efficiency or moisture concerns. My focus is on providing a comprehensive evaluation of the home’s interior condition.
STRUCTURE
A structural inspection focuses on the home’s foundation, framing, and overall structural integrity. I inspect visible and accessible components, such as the foundation walls, floors, ceilings, and roof framing, for cracks, settlement, or other signs of structural movement. I also evaluate crawlspaces and basements for moisture, water intrusion, or structural damage. My goal is to ensure that the home’s structural systems are performing as intended and provide a stable, safe living environment.
EXTERIOR
During an exterior inspection, I evaluate the condition of the home’s exterior components, including siding, trim, windows, doors, and exterior walls. I check for damage, weathering, or improper installation that could affect the home’s structural integrity or energy efficiency. I also examine porches, decks, balconies, and railings for stability and safety. Additionally, I assess site grading, drainage, and vegetation around the home to identify any issues that could lead to water intrusion or foundation problems.
